The Experience
The Town Center at Levis Commons is a 319,000 square-foot,
open air lifestyle center located at the southwest corner of
the intersection of I-475 and S.R. 25 in Perrysburg, Ohio. The
Town Center at Levis Commons includes premier retail, lifestyle,
office, restaurants and entertainment uses in an open-air, traditional
Main Street environment.
Retailers
The center is anchored by a collection of world class retailers
including Talbots, J. Jill, Coldwater Creek and Showcase Cinemas,
which has opened a state-of-the-art 12-screen, stadium seating
theater. Other retail giants include Ann Taylor Loft, Francesca's
Collections, Chico’s, New York & Company, Jos. A.
Bank Clothiers, and Coldwater Creek. Children’s retailers
include Gymboree and Strasburg Children.
A wide assortment of restaurants and eateries are also on site.
Biaggi’s Ristorante Italiano, Poco Piatti, and Bistro
Wasabi serve up various savory dishes and specialties, along
with other notable establishments. Smaller, specialty shops
such as Maggie Moo’s Ice Cream and Treatery and Starbucks
Coffee are also available, as well as Schakolad Chocolate Factory,
a national specialty chocolate shop.
Home furniture and accessories stores, such as Arhaus Furniture,
Yankee Candle and Kirkland’s Home offer the latest in
home decorating.

Hill Partners, Inc., founded in 1983, is a commercial real
estate firm specializing in providing innovative retail development
solutions to its clients and partners. The company, which is
based in Charlotte, North Carolina, concentrates on three basic
divisions: Project Conceptualization, which includes feasibility
studies, strategic planning and market research; Project Implementation,
which includes design management, development/construction management
and merchant recruitment; and Property/Asset Management, including
operations, tenant relations, consumer marketing, and accounting.
The company has extensive experience in developing or redeveloping
some of the most prominent specialty retail projects in the
United States. One of the projects that exemplify the company’s
skills is Jackson Brewery, a historic landmark building located
in the heart of the French Quarter in New Orleans. The company
created the initial strategic plan, implemented the plan by
adding Planet Hollywood, Virgin Megastore and, then, successfully
sold Jackson Brewery in late 1999.
Other examples include Worthington Mall, in Worthington, Ohio,
in which the company created the strategic plan and implemented
a $10 million dollar renovation/releasing program; Barefoot
Landing, a waterfront village, the company developed in Myrtle
Beach, South Carolina, which includes 120 stores, House of Blues
and a 2200-seat Alabama theater operated by the country and
western group, Alabama; and Cotswold Village, in Charlotte,
North Carolina, which the company has just completed a $10 million
dollar renovation and releasing program. The company has long-term
relationships with the nation’s leading retailers and
has leased well in excess of 4 million square feet of retail
space to some of the country’s most sophisticated retailers
and restaurants, created over $600,000,000 of value through
its leasing efforts and has managed the expenditure of well
over $400,000,000.00 in capital improvements, as part of the
company’s development and redevelopment efforts.

company from which the vision and master plan for Levis Commons
and other projects evolved.
Dillin Corp. has created and managed over $8 billion of real
estate projects around the world. 'Project Management' is a
core competency allowing 100% of the $8 billion in projects
to be completed on time and within budget.
The experience to create a mixed-use master plan is the culmination
of years of experience in real estate and construction. The
Dillin brand is synonymous with quality, excellence and integrity

The Dillin Consulting Company was founded in 1990 as a real
estate and construction consulting practice serving corporate
clients. The initial client list included the Aeroquip Corporation
(now Eaton Corp.) and Owens-Illinois, both of which remain clients
today. Dillin managed capital investment projects both domestically
and internationally. In pursuit of the goal of customer service,
Dillin developed a team of skilled professionals that successfully
expanded the business into new ventures and new customer services,
including development. Larry Dillin, prior to founding Dillin
Corp., was Vice President of Building Development for Webstrand
Corp., a lead developer of Arrowhead Park‹a $200 million
dollar business community located in Maumee, Ohio. Thirteen
key buildings at the head of the 1,200 acre Arrowhead Park were
created under Dillin's leadership.
Today, Dillin Corp. focuses on developing master planned,

As President, Mr. Spratt oversees the entire company’s
portfolio including The Town Center at Levis Commons, a lifestyle
center development in Perrysburg, Ohio; The Village at Sandhill,
a lifestyle center development in Columbia, South Carolina;
Barefoot Landing, a seaport village in N. Myrtle Beach, South
Carolina; the Old Post Office Pavilion, an urban entertainment
center between the White House and the Capitol on Pennsylvania
Avenue in Washington, DC; Latta Pavilion, a mixed-use new development
in Charlotte, North Carolina, and several other centers nationally.
Mr. Spratt has concluded over 1mm square feet of national, regional
and local leases and has managed the development, redevelopment
and remerchandising of over a dozen centers nationally.
Mr. Spratt joined the company in February, 1990. At Hill Partners,
he was previously the General Manager at MarketFair, a value-oriented,
enclosed mall in North Carolina, during its redevelopment and
re-leasing efforts which included a comprehensive renovation
and the addition of Hamrick’s Department Store, Hancock
Fabrics, Dress Barn Women, and numerous other retailers that
increased the occupancy level from 44% to 93%.
In mid 1992, Mr. Spratt became General Manager of Worthington
Mall, a 225,000 square-foot community center, in Columbus, Ohio,
in which he oversaw all aspects of the property’s marketing,
operations and leasing during its transformation from a multi-million
dollar renovation and remerchandising into an upscale, fashion-oriented,
specialty center. He concluded transactions with Ann Taylor,
Talbots Petites and Polo/Ralph Lauren to start the remerchandising
process, and subsequently, concluded transactions with numerous
other notable national, regional and local specialty merchants,
including, among others, Ohio’s first Talbots Accessories
and Shoes, Victoria’s Secret and Talbots Men stores.
In mid 1994, Mr. Spratt became Vice President -- Managing Director
overseeing the company’s Specialty Center Division. In
this capacity, he spearheaded the continuation of the redevelopment
of Worthington Mall, the redevelopment of Jackson Brewery, an
urban entertainment center, located in the French Quarter of
New Orleans, the redevelopment and remerchandising of Cotswold
Village Shops in Charlotte, North Carolina, the remerchandising
of Barefoot Landing, a Seaport Village in N. Myrtle Beach, South
Carolina, the remerchandising of Streets of Mayfair in Coconut
Grove, Florida and the creation of a strategic repositioning
plan for the Old Post Office Pavilion, in Washington, DC.
Mr. Spratt is a noted leasing specialist, having obtained the
certified leasing specialist designation from the International
Council of Shopping Centers. His significant leasing transactions
include Gap, Banana Republic, The Finish Line, Food Lion, S&K
Famous Brands, Polo/Ralph Lauren, Chili’s Southwestern
Grill, Talbots, Talbots Petites, Talbots Kids, Talbots Woman,
Talbots Shoes & Accessories, Ann Taylor, Planet Hollywood,
Virgin Megastore, Nine West, Victoria’s Secret, Bath &
Body Works, Chico’s, Smith & Hawken, Fitigues, Carmine’s
Gourmet Market & La Trattoria Ristorante, Coldwater Creek,
J. Jill, Showcase Cinemas, Storehouse, and numerous other national,
regional and local retailers, restaurants and entertainment
uses.
Prior to his affiliation with Hill Partners, he was with Great
Western Mortgage, a subsidiary of Great Western Bank, as a mortgage
consultant, where he was the top-producing consultant in one
of the suburban Philadelphia, Pennsylvania offices.
Larry Dillin, President

Larry is a 1978 graduate of Iowa State University and holds a
Bachelor of Science Degree in Construction Engineering. He is
a registered Professional Engineer in the State of Ohio in the
disciplines of structural/ mechanical design and design management.
He serves as a Board Level Member for Wood County Economic Development
Commission, Membership Coordinator of the Wood County Economic
Development Commission’s Ambassador Program, Boy Scouts Executive
Board, and BGSU Construction Advisory Council.
Prior to founding the Dillin Companies, Mr. Dillin held construction
estimating and project management positions with the Garney Co.,
The Douglas Co. and Commonwealth Construction. He was Facilities
Engineer in the corporate real estate division of Fortune 500
Company Meredith Corporation and V.P. of Building Development
at Webstrand Corporation, where he played an integral part in
developing Arrowhead Park, the Toledo area’s largest commercial
and industrial real estate development at more than 1000 + acres,
personally managed in excess of $4 billion of capital expenditures
throughout North and South America, Europe and Asia for several
Fortune 500 clients.

As Executive Vice President, Mr. Tanneberger oversees the property
management, development management and construction management
activities for the companies’ offices in North Carolina, Florida,
Ohio, South Carolina and Washington, D.C. In addition, he supervises
the accounting and benefits departments and corporate affairs
out of the main office in Charlotte.
With over 23 years experience in retail development, management,
renovation and construction, Mr. Tanneberger has an extensive
knowledge of numerous aspects of the retail industry on a local,
regional and national level. While at Hill Partners, he has directed
over $260M in construction and renovation projects. During this
period the company has managed over 60 properties. He has created
redevelopment concept strategies based upon value enhancement,
superior project design, tenant design, and well integrated signage
programs. Currently, he is developing the $53M Town Center at
Levis Commons, a 320,000 square-foot neo-traditional lifestyle
center in Perrysburg, Ohio. Mr. Tanneberger joined Hill Partners
in 1991 as Director of Capital Programs to lead the design and
construction of the $24 million redevelopment of Loehmann’s Fashion
Island in Aventura, Florida. In 1995 this project received a SADI
award from Shopping Center World for superior design of a renovated
center.
Other significant projects include Worthington Mall in Worthington;
Ohio; Jackson Brewery in New Orleans, Louisiana; The Streets of
Mayfair in Coconut Grove, Florida and Cotswold Village Shops in
Charlotte, North Carolina. In addition to comprehensive redevelopment,
Mr. Tanneberger has managed tenant coordination for AMC Cinema,
Virgin Records, Barnes & Noble, Planet Hollywood, Polo, Benetton,
Smith & Hawken, Banana Republic, Old Navy, Talbots, Ruth’s Chris
Steakhouse, Ann Taylor, Victoria Secret, Bath & Body Works, GAP,
Storehouse and Loehmann’s as well as over 150 other tenants.
In 1996, Mr. Tanneberger was promoted to Vice President and Chief
Operating Officer for Hill Partners, Inc. He managed corporate
budgets, contracts, receivables and payables. In 1997 Mr. Tanneberger
was promoted to Senior Vice President and became involved in the
corporate supervision of property management. His responsibilities
included yearly budgets, owner monthly reports, compliance with
corporate policies and procedures, maintenance, and property accounting.
He became General Manager of Cotswold Village Shops in 1998 in
order to develop a more in-depth understanding of daily management.
He has also leased the Summit Brickell and Brickell View retail
shops in Miami, Florida.
Prior to his affiliation with Hill Partners, Inc., he was a Senior
Project Manager with McDevitt & Street, a nationally recognized
construction company with whom he built the First Citizens Bank
tower in downtown Charlotte, The Sweeney Co. and Whiting Turner
Contracting Co., with whom he directed construction of the Baltimore
Aquarium.

As the General Manager of The Town Center at Levis Commons, Ms.
Scott is responsible for the overall planning, organizing, directing
and finances of the shopping center and also acts as the on-site
leasing agent. In previous experiences, Ms. Scott has served as
the General Manager of the Worthington Mall in Columbus, Ohio.
She has also served on the board of trustees for the Worthington
Area Chamber of Commerce.
Ms. Scott holds a bachelor's degree in math from Purdue University
and is designated by the International Council of Shopping Centers
as a Senior Certified Shopping Center Manager (SCSM) and Certified
Leasing Specialist (CLS).

As the Assistant General Manager of The Town Center at Levis
Commons, Ms. Schroeder assists in managing the overall day-to-day
operations and finances of the shopping center. In her previous
working experience, Ms. Schroeder held the position of Marketing
Assistant for the Simon Property Group at Northtowne Square and
later achieved the title of Assistant General Manager at Westfield
Shoppingtown Franklin Park.
Ms. Schroeder graduated from Owens Community College with an
associate's degree in marketing and sales. While at Owens, she
served as president of the Phi Theta Kappa International Honors
Society, and now serves as a member of the board of directors
for the Owens Alumni Association. She later received her bachelor's
degree in business administration while graduating Summa Cum Laude
from Lourdes College.

As Marketing Director of The Town Center at Levis Commons, Ms.
Pogan is responsible for the day-to-day marketing of the center,
including integrating planning and execution of advertising, marketing
and public relations plans, as well as working with individual
retailers on sales building concepts and ideas. In previous experiences,
Ms. Pogan was the manager of marketing and public affairs for
AAA, Northwest Ohio.
Ms. Pogan holds a BBA in Marketing from Tiffin University and
a Master's in Business Administration from the University of Toledo.
She is on the Board of Directors for the Perrysburg Arts Council,
and a member of the Association for Women in Communications. |
